Pendulum Architects is a newly formed London based Architectural practice with passion for creating quality Architectural projects that respond to our clients' needs and expectations. We encourage our clients' input in the design process and work closely with them to develop ideas and concepts that reflects their needs while been realistic and sensitive to their budgetary requirements. Our aim is to create beautiful spaces and places for people to enjoy, interact with and live in.
Our commissions vary from small residential projects to larger housing developments, however, they all share the same level of commitment, attention to detail and a high standard of service. We encourage an early client engagement to discuss their brief and requirements and offer a rapid and informed response to their initial enquiry. We endeavour to keep our clients informed at every stage of the design process and during construction and seek to build a solid relationship with our clients based on trust, respect and professionalism.
We believe the most successful projects are realised through a process of collaborative approach between the Client, The Design Team and The Contractor to ensure a good level of design coordination and problem solving. Over many years of experience working with many consultants, suppliers and contractors, we have assembled a list of core contacts that our clients are readily benefiting from and will offer future clients the comfort and assurances of an integral and collaborative response to their projects.

We provide full Architectural services based on the RIBA (Royal Institute of British Architects) stages of work. The key stages that we will assist our clients with can be summarised as follows:
Stage 0: Pre-Design
Initial meeting, agreeing strategic brief and agreeing fees and stages of work required.
Stage 1A: Feasibility and Design Development
Preparation of measured survey, formation of project brief and prepare initial design concept and feasibility options.
Stage 1B: Feasibility and Design Development
Develop feasibility study, finalise project brief.
Stage 2: Planning Permission and Listed Building Consent
Planning, conservation and listed building consent application submission.
Stage 3: Tender
Detail design and tender package preparation, design integration and coordination and submission of building regulation application.
Stage 4: Construction
Preparation of working and construction drawings, site visits and interior and landscape design
Key People
Senan Shamkhi
Senan is a director of the company and co-founder of the practice when it was established in September 2017. Senan holds a BSC degree in Architecture from University of East London and a separate BA degree in Media & Photography from The University of East London and a solid background in interior design for high end fashion outlets. Senan worked with a number of fashion houses in London and Scandinavia and accumulated an extensive level of expertise and attention to detail throughout the projects he worked on. Senan is currently working on establishing a new design framework with clients in the fashion industry to help them realise their aspirations and needs in a unique and bespoke approach.
Thea Ward Alsabti
Thea Joined the company in May 2022 as director and partner in the company. Thea brings over 25 years of residential and commercial architectural and design experience. His strength lies in approaching each project with meticulous attention to detail and timeless effort and commitment to the clients and the projects he runs. Thea graduated from the University of Leeds with a Bachelor of Architecture with honours and completed his post graduate studies at the University of Greenwich in London. Thea is a registered Architect and a member of the Royal Institute of British Architects since 2000. Prior to joining Pendulum Architects, Thea worked for a number of London based Architectural practices working on a range of projects from contemporary office and residential projects in the UK and the Middle East to complex remodelling and restoration works of historic buildings.. Thea led the design and execution of high-end residential projects for a number of distinguished clients and developers in London and the Home Counties. Thea has gained exceptional experience both domestically and internationally, honing in on creating memorable public and private spaces for people to enjoy.
Maria Craven
Maria joined Pendulum Architects as a business and office manager. After completing a bachelor of Art in Architecture from the University of Bedfordshire and a diploma in fine art and restoration at the University of Bedfordshire. Maria worked in various enterprises relating to business and office management. With her background in the Arts and her professional management and coordination skills, Maria helps keep the office running smoothly and ensures finance and human resources are all covered. Maria also assists with the design and development of architectural packages and was involved directly on a number of successful projects.
Sufian Marcel
Technical and Marketing specialist, Sufian Joined the company to provide much needed technical support and looks after all the marketing and day to day running of the hardware and software in the company. Sufian also worked on developing three dimensional modelling for a number of the project which helped the client visualise their proposals.
